Justin has been acquiring real estate in Colorado since 2006 and managing it since 2010 — twenty years of buying, sixteen of operations — plus four years in Nebraska and two in Kansas City. Three transactions have closed since 2022. Confirmation of the record is available to listing brokers on request.
Underwriting a 250-unit community is a different scale. It is not a different religion. Occupancy, turnover, vendor quality, and the honesty of a T-12 still decide the return.
The Denver expansion is specific: Class A multifamily of 200–350 doors in the submarkets that still ration land — Cherry Creek, Cherry Hills–Greenwood Village, the Denver Tech Center, and Douglas County.

Proof of funds, a partner, or a debt term sheet is available when the book is real. We expect to be asked. We would ask.
We do not compete for listings. Exclusive listing brokers are protected, and compensation is confirmed in writing before an LOI. If we introduce another buyer, the listing remains yours.
Intent
Heir Development LLC is not assembling a two-year value-add tape for a sale to the next fund. Class A product in these submarkets is bought to be held: the household income is real, the land is not coming back, and construction starts in Denver have slowed for reasons that will not reverse on a spreadsheet.
When we say we can close, we mean Justin is on the call, the capital is assembled — as principal, JV, or with a partner — and the asset is run after the wire. Twenty years of acquiring, and sixteen of managing, is the reason the firm exists in this form.
