Where we have bought
Justin Mullins has been acquiring real estate in Colorado since 2006 and managing it since 2010. Nebraska followed. Kansas City is the most recent established market. We do not publish a fictional AUM or a list of addresses on a marketing site. Brokers who need confirmation of the three closes since 2022 — or of the longer Colorado history — will receive it on request, the same way we expect a rent roll, not a teaser.
Denver is the expansion, not the origin story. Class A communities of 200–350 units in Cherry Creek, Cherry Hills, the Denver Tech Center, and Douglas County are the next chapter of a buying history that already exists.

A second market, active for four years. Same close discipline, same long hold. The underwriting is the same as Denver. The street trees are not.
2 years
Two years in the Kansas City metropolitan area — Kansas and Missouri sides. The newest of the three established markets. Confirmation of the record is available on request.
What transfers
Justin is the relationship. The LOI may be in Heir Development LLC’s name or in a JV / syndication formed for the asset. Either way, you are not waiting on a distant committee.
Assets are bought to be held. We are not assembling a two-year tape for the next fund.
We read the T-12, the rent roll, and the capex. Scale does not replace that work with a teaser deck.
Class A households in Cherry Creek and Highlands Ranch expect a quiet building and a competent owner. That is an operations problem, not a branding problem.
For a 200–350 unit acquisition, Heir Development LLC will either operate in-place with a strengthened on-site team or retain a first-tier third-party manager under a tight asset-management overlay. The choice is asset-specific. The accountability is not.
